Soffit Repair in Wooster, Ohio

Water stains, soft spots or drips under the eaves usually mean something above the soffit is wrong. We find what it is before we patch anything.

Free inspection. We find the cause, then show you what we find.

Soffit and fascia along the eaves of a brick home, where a hidden roof leak can drip out

The leak you never see inside

This is one of the most common things Mervin finds on a free inspection. The homeowner thinks the roof is fine, because nothing is dripping into the house. Then he gets up there.

"We find spots where it's actually leaking."

It is not coming inside. It is coming out

"on the overhang somewhere where the water just drips out through the soffit."

Because the water never reaches a ceiling, it can go on for a long time. Meanwhile the roof deck along that edge is getting wet over and over, and rotting while the shingles on top still look fine.

So if your soffit is stained, sagging, or drips after a rain, the soffit may not be the real problem. It may be the first place a roof leak is showing.

What we usually trace it back to

When water is coming through at the overhang, these are the causes we check:

  • Roof valleys where flashing seals the joints

    Flashing

that has deteriorated in corners, valleys or around the chimney

  • Brick chimneys on a shingle roof, a common spot for roof leaks

    Cracked chimney grout

letting water get behind the flashing

  • Roof edge and overhang, where winter ice builds up

    Ice buildup

in winter that backs water up under the shingles at the roof edge

  • Roof deck exposed during a tear-off, checked for rot before new shingles

    Rotting roof deck

along the eaves, which often starts over winter and is not noticed until summer

Soffit can also be damaged by things that have nothing to do with a leak, like animals getting in, wind, or old wood that has simply worn out. We check for those too.

Repair the soffit, or fix the roof first?

Here is how we think about it:

  • Damage is local and the roof is sound.

We repair or replace the damaged section of soffit.

  • The roof is leaking at the edge.

The leak gets fixed first, through roof repair. Then the soffit. New soffit under a leaking roof will just get wet again.

  • Long runs are rotted or failing.

At that point new soffit usually makes more sense. See soffit installation.

We tell you which of these we see, and we show you the photos. If the fix is small, we say so.

Why is water dripping out of my soffit?

Most often, water is getting in at the roof edge above it and running down until it finds a way out. Common sources are worn flashing, cracked chimney grout letting water behind the flashing, and ice backing water up under the shingles in winter. A free inspection will tell you which one it is.

My ceilings are dry. Can the roof still be leaking?

Yes. That is exactly the situation we find most often. The water comes out at the overhang instead of inside the house, so nobody notices. The deck along that edge can rot for a season or more before it shows. That is why we check the roof, not just the soffit.

Can you match my existing soffit?

If a close match is not possible, we will tell you before we start and talk through replacing a larger section.

Is a soffit inspection free?

Yes. The inspection and written estimate are free, and you are under no obligation. If you only want to know what is going on, that is fine.
