What older roofs tend to hide

The median home in the city was built in 1950, and about 40 percent date to 1939 or earlier, per Census figures. On roofs that age, these are the problems we look for.

01

Spaced decking

Some older homes were built with 1x12 pine plank decking, laid with a half-inch to three-quarter-inch gap between boards. Code does not allow shingles over it, so we re-sheet the whole roof before a roof replacement.

02

Cracked chimney grout

When chimney mortar cracks, water gets in above the flashing and runs down behind it. We check the chimney itself, not only the flashing.

03

Valleys on busy rooflines

Houses with several gables and dormers have more valleys and wall lines, and each one relies on flashing. Mervin checks the flashing on the inspection.

04

Rot along the eaves

Winter ice backs water under the shingles at the roof edge. It often drips out through the soffit, so the ceiling stays dry while the deck rots. That's where soffit repair comes in, after the roof is fixed.

Historic districts

Putnam, McIntire Terrace and Brighton

Five districts in the city are on the National Register. Three of them are also local historic districts, created by ordinance in 1991, with design review.

01

Putnam

Across the Muskingum River from downtown, annexed in 1872. About ten square blocks of early-to-mid 19th-century buildings and brick streets.

02

McIntire Terrace

A hillside suburb platted in 1855, with Italianate, Queen Anne, Stick and Shingle style houses. It gained prominence after the 1913 flood pushed residents to higher ground.

03

Brighton

Platted beside the Muskingum County Fairgrounds, with mostly early-20th-century homes: Colonial Revival, English Revival, bungalows and foursquares.

04

Certificate of Appropriateness

Under Chapter 1119 of the city code, exterior changes in these districts need a Certificate of Appropriateness from the Design Review Board. The code text we read doesn't say whether a like-for-like re-roof triggers review, so check with the city before work is scheduled.

The city's Building and Code Enforcement office, at 401 Market St., issues residential building permits and keeps a contractor registration list.

Zanesville roofing questions

Answers for homeowners and landlords in Muskingum County.

Do I need design review to replace a roof in Putnam or McIntire Terrace?

Possibly. Exterior changes in the Putnam, McIntire Terrace and Brighton districts need a Certificate of Appropriateness from the city's Design Review Board. Whether a like-for-like re-roof counts isn't spelled out in what we read, so check with the city first.

Do you work in South Zanesville or Duncan Falls?

Zanesville is on our list of service towns. South Zanesville and Duncan Falls are in Muskingum County, so call us about those. If you're within reasonable driving distance, we'll likely still take the job.

My ceilings are dry. Can the roof still be leaking?

Yes. Water can run down the roof deck and drip out through the soffit, so the ceiling stays clean while the deck rots. Drips or damp at the overhang are worth a call.

Can I finance a new roof?

Financing is available, including a 12-months-same-as-cash option. Terms are reviewed with your written estimate. See financing for more.
