Roof Repair and New Roofs in Olmsted Falls, OH

Many homes in Olmsted Falls were built in 1990 or later. A newer roof with a problem doesn't always need replacing, and we'll tell you when a repair will do.

Free inspection. If a repair will do, we say so.

Newer houses, and a historic junction downtown

Census estimates put the city's median build year at 1981. About 42 percent of homes were built in 1990 or later, including about one in five since 2000, and about 83 percent are owner-occupied.

When something goes wrong on a newer roof, it may be in one place: a few missing shingles, a loose flashing, a leak at a valley. That's a roof repair. When the damage covers the roof or the deck is soft in several places, a roof replacement makes more sense, and we'll show you why.

Downtown, Grand Pacific Junction at Bagley and Columbia Roads is a historic business district of about 30 buildings and storefronts. Its Grand Pacific Hotel dates to 1840. If you own a building with a low-slope roof section, see flat roofs.

We're a family-run company based in Apple Creek, in Wayne County. From there, Mervin comes out for the inspection and estimate, and Marvin's six-man in-house crew does the roofing.

Common roof problems, and what we do about them

Not every problem means a new roof. Here's how we sort it out.

01

Missing or damaged shingles

Wind lifts shingles and breaks their seal. A few in one area is a repair, and we check the shingles around them.

02

Flashing at walls and valleys

Flashing seals the joints where a roof meets a wall, a dormer or another slope. When it pulls loose, water gets in behind it.

03

A discontinued shingle

If your shingle is no longer made, a patch may not match. An ITEL report identifies the shingle and shows whether it can still be matched.

04

Gutters and the roof edge

Overflowing or sagging gutters can soak the fascia. We look at the gutters, fascia and roof edge together.

05

When replacement is the better call

Soft decking in several places, or damage across most of the roof. We'll tell you, and show you the photos.

Olmsted Falls roofing questions

Straight answers before you book.

My home was built in the 1990s. Does it need a new roof?

Not because of age alone. If the deck is solid and the damage is in one area, a repair is usually the right call. If your shingle has been discontinued, we can order an ITEL report to see whether it can still be matched. Mervin shows you the photos and tells you which way he'd go.

Do you work on buildings in Grand Pacific Junction?

We do commercial roofing and flat roofs, with the same free inspection, photos and written estimate as our residential work. The Grand Pacific Hotel there is on the National Register. If you're not sure what your project needs, check with the city before work starts.

Do you have an office near Olmsted Falls?

No. We're based at 397 Millborne Rd in Apple Creek, in Wayne County, and serve this part of Cuyahoga County from there. Mervin comes to your house for the inspection.

What should I do after a storm?

Look from the ground, not the roof. Check ceilings, the attic and the overhang, and take dated photos of anything you see. Then call for a free inspection. Hold off on deciding about a claim until you know what's actually up there.
