Older houses need more than a look from the yard

Census figures put the median home in the city at 1959, and close to three in ten date to 1939 or earlier. On houses that age, the trouble is often under the shingles: worn flashing at the chimney and valleys, sometimes an older layer left on the deck, and boards that have softened over many winters.

That is why Mervin, one of the twin brothers who own the company, climbs the roof himself. He photographs the deck edges, the flashing and the chimney, then walks you through the pictures. If a roof repair will hold, he says so. If it won't, you get a free written estimate for a roof replacement.

We are based at 397 Millborne Rd in Apple Creek, in Wayne County, which borders Ashland County on the east. Our own crew of six, led by Marvin, does the roofing.

What we often find on older roofs

Homes from the 1950s and earlier make up about half of the local housing. On roofs that age, these are the problems we look for first.

01

Spaced decking

Some older homes have pine boards with gaps between them under the shingles. Code does not allow shingles over it, so we re-sheet the whole roof first.

02

Old layers on the deck

When an older roof has been covered over, our crew tears off down to the deck so every board can be checked and rotted sections replaced.

03

Chimney grout and flashing

When chimney mortar cracks, water gets in above the flashing and runs down behind it. Resealing the flashing won't stop that, so we check the chimney itself.

04

Rot at the roof edge

Winter ice builds along the edge and backs water under the shingles. The leak often drips out through the soffit, so the ceiling stays dry while the deck rots.

Questions we hear in Ashland

Straight answers before you book.

Do you work on older homes around the Center Street Historic District?

Yes. The district has been on the National Register of Historic Places since 1976, with Revival and Late Victorian houses. We inspect these roofs the same way as any other: from the roof, with photos of the deck edges, flashing and chimney.

Do storms damage roofs in this area?

They can. In June 2023 the National Weather Service confirmed a weak EF-0 tornado near Nankin, in rural Ashland County. One house lost roof material and a barn lost part of its roof. After strong wind or hail, a free inspection tells you whether your roof took damage. See storm damage repair.

Do you serve villages nearby, like Hayesville, Jeromesville or Loudonville?

Ashland is on our list of service towns. If you live in a nearby village, call us. If you're within reasonable driving distance, we'll likely still take the job.

Is my older roof worth repairing?

It depends on the deck. If the boards are solid and the problem is in one area, like a chimney or a valley, a repair usually makes sense. If we find soft decking in several places, we'll tell you a repair isn't worth the money and show you the photos.

Who will be on my roof?

Mervin does the inspection and estimate. Marvin leads our in-house crew of six, which does the roofing. We are licensed, insured, and bonded.
