How to tell it's time for a new roof

The bigger problem is often one you can't see from the yard. When Mervin climbs your roof, these usually point to replacement instead of another repair:

Roof deck exposed during a tear-off, checked for rot before new shingles
  • Soft or rotted roof deck.

The boards under the shingles rot over the winter while the shingles on top still look fine.

  • Leaks that never reach the ceiling.

Water runs down the deck and drips out through the soffit, so nobody notices.

  • Flashing failing in more than one place.

Corners, valleys and the chimney. Patching one spot won't fix the roof.

  • Years of freeze-thaw wear.

Ohio winters swing hard, and the constant expanding and contracting wears a roof out early.

  • Hail damage across the roof.

We get one or two hailstorms most springs. Damage across every slope usually can't be repaired.

Repair or replace? We tell you which

Repair

We would rather fix a roof that only needs fixing. A few missing shingles or one bad flashing detail is a repair, and we will say so. You can read more on our roof repair page.

Replace

Replacement makes more sense when:

  1. 1

The deck underneath is soft in more than one area.

  2. 2

The damage covers most of the roof, not one spot.

  3. 3

Your shingle has been discontinued and a repair would not match. We can run an ITEL report, a lab report that identifies your shingle and shows whether it can still be matched.

  4. 4

The repairs would cost more than they are worth for the years the roof has left.

If you only want to know what shape your roof is in, with no estimate, that's fine too.

What happens on replacement day

Most of our roof replacements are one-day jobs. Here is how it goes.

Bundles of new shingles lifted onto the roof during a roof installation
  1. 01

    Inspection

Mervin climbs the roof, takes photos and walks you through them. Then you get a free written estimate.

  2. 02

    Scheduling

We set a date that works for you.

  3. 03

    Tear-off

Our 6-man in-house crew, led by Marvin, removes the old roof down to the deck.

  4. 04

    Deck check

We look at every board. Rotted sections get replaced. Some older homes have spaced decking, pine boards with gaps between them, and by code shingles cannot go over it. In that case we re-sheet the whole roof first.

  5. 05

    New roof

Underlayment, flashing, Owens Corning Duration® shingles and ridge. Our roof installation page covers each layer in detail.

  6. 06

    Cleanup

We clean up the job site before we leave.

When a job needs more time to be done right, it gets more time. As Mervin puts it:

"If it takes me 2 days to do a job, in order to do it right, then that's what we do."

Shingles and warranties

We are an Owens Corning Preferred Contractor and install Owens Corning Duration® shingles, chosen for the SureNail® strip that helps hold shingles in high wind. More on the shingle on our asphalt shingle roofs page.

Every replacement comes with:

  • A 5-year workmanship warranty on our labor.

  • The Owens Corning limited lifetime warranty, with full coverage for the first 10 years and prorated coverage after that.

  • An optional upgraded Owens Corning warranty with full coverage on materials for 50 years.

Both warranties are transferable to a new owner if you sell the house.

What drives the price of a new roof

Two roofs on the same street can price very differently. The free written estimate gives you the real number. What moves it:

  • Size of the roof

More squares, more material and labor.

  • Condition of the deck

Rotted boards or spaced decking that needs re-sheeting add to the job.

  • Flashing and chimney work

Cracked chimney grout or failed flashing gets fixed as part of the roof, not left for later.

  • Warranty level

Standard Owens Corning coverage or the upgraded 50-year coverage.

You will find lower bids. Some outfits sub everything out to very cheap labor. Others are a "Chuck in a truck," a low-price operator with no insurance. We use Owens Corning materials, we don't rush, and we carry insurance, so if someone gets hurt on your property, you are not on the hook.

In Mervin's words: "There's a certain number that reputable companies need to be at to make it make sense."

Financing is available, including a 12-months-same-as-cash option. Ask Mervin about terms when he gives you your estimate.

Storm damage and insurance

If hail or wind damaged your roof, we start with the same free inspection. If you ask whether filing a claim makes sense, we tell you what we think. Sometimes a repair is the better use of your money. Once you choose us as your contractor, we share our photos and documentation with your insurance company. FAQ

How long does a roof replacement take?

Most of our roof replacements are one-day jobs. Our in-house crew tears off, checks the deck, installs the new roof and cleans up the same day. Some roofs need more time, for example when the deck has to be re-sheeted. When a job needs a second day to be done right, it gets one.

Do I have to be home while you work?

We will walk you through the plan before the crew shows up, and Mervin is the person to call with questions on the day of the job.

Will you replace rotted decking?

Yes. Once the old shingles are off, we check every board on the deck and replace rotted sections. If the house has spaced decking, pine planks with gaps between them, code does not allow shingles over it, so we re-sheet the whole roof before shingling.

Is the warranty transferable if I sell the house?

Yes. Our 5-year workmanship warranty and the Owens Corning manufacturer warranty are both transferable to a new owner. The standard Owens Corning warranty is limited lifetime with full coverage for the first 10 years. An upgraded option gives full coverage on materials for 50 years.

Do you offer financing?

Yes. Financing is available, including a 12-months-same-as-cash option. Ask Mervin about the terms when he goes over your written estimate. The inspection and estimate are free.
